Manhattan Beach Sand Section Real Estate

Strand or Walkstreet

All things being equal this is not a bad dilemma to have. Should you buy a home on the Strand or a Walkstreet west of Highland?

On the Strand you have glorious ocean views as far as the eye can see but lots of people walking by your house. Unless money really is no object, you may trade one of the most desirable addresses in LA for age, size or condition.

On the Walkstreet you most likely will have some amazing ocean views and more privacy (for the most part. And let's face it, those streets have a certain charm.

128 18th Street Manhattan Beach CA (above) is a perfect example of great value in a Walkstreet.

Here's another one.

121 16th St, Manhattan Beach 90266 listed for $9,150,000.

"This property has spectacular permanent ocean views because of its unique site next to two 60’ x 45’ lots which lower the relative height of the adjacent dwellings. This is one of Manhattan’s very best walkstreet 100 block lots!! Built in 1996, this home was remodeled from the studs-up in 2006 by renowned architect James Meyer of Lean Arch. The design is minimalist, streamlined and imparts a calm, serene atmosphere to all who enter. It features 3 bedrooms and 4.5 baths plus a full guest suite downstairs with a murphy bed that can serve as a 4th bedroom. Top floor has permanent direct west ocean views from Point Dume to Catalina Island. The outdoors are brought into a huge great room by folding Nanawall doors that open to panoramic ocean vistas. Exceptional master suite with a view of the ocean, and a spacious master bath featuring terrazzo floors, huge two person Neptune spa soaking tub, large two person frameless shower and walk in closet. The guest suite consists of a custom murphy bed, a walk-in closet, a two person desk, beach room with mini-refrigerator & large bath featuring terrazzo flooring and a beautiful frameless shower with glass tiles. Too many extras to list including 3 stop elevator, Crestron sound & Lutron electric blinds and more."

By comparison for $11,500,000 you can get a 1909 1650 SqFt house in the 700 block of the Strand (great location). Presumably that's lot value.

Me, I'll take the charm of the Walkstreet. Now I need to go buy that lottery ticket!
