If you are not familiar with the Manhattan Beach neighborhoods, the Hill Section is south of Manhattan Beach Blvd to the Hermosa Beach border, west of Sepulveda and east of Valley-Ardmore (more or less). Think south Manhattan just east of the Sand Section but before you hit Sepulveda.
Currently, as of this blog posting, there are only 8 homes for sale in the Hill Section. Prices range from $1,549,000 to almost $10 million for a 8500 square foot ocean view mansion (pictured) with a pool and 5 bedrooms on an over 14,000 sq ft lot.
Year to date, there have been 23 sales in the Hill Section. There was one short sale and no REO foreclosures. Currently, there are 4 homes in escrow (MLS status "backup" or "pending".) Assuming those close escrow this month, that would be 27 total sales through 8 months. That's a fairly healthy sales clip considering the price of these properties.
If you are considering buying in the Hill Section, expect to spend between three and four million. Less will get you a smaller older house or a smaller lot. More will get you ocean views, newer, larger lot, etc.
