Manhattan Beach Real Estate Listings: New on Market February 2011

Over the first 15 days of February, 25 new listings appeared in the MLS (plus 2 price reductions). Of these 2 are short sales and one is a bank owned foreclosure (REO). Single family homes for sale were the predominate segment with 19 being listed for sale. The balance were either attached or detached condo townhouses. During the same time period 9 homes closed escrow and 23 opened escrow (MLS status either backup or pending). During January 23 homes closed escrow and currently there are 122 homes for sale in Manhattan Beach, CA.  That means there is slightly over 5 months of inventory. In normal circumstances, this would be considered a healthy balance, particularly considering the time of year. However due to the difficulty in obtaining mortgages, particularly Jumbo and Super Jumbo loans, and the tightened underwriting standards, we may see the absorption rate declining as more homes are available for sale this spring later in the selling season.

209 Crest Dr, Manhattan Beach, CA 90266: This is a bank owned foreclosure, REO, listed for $1,250,000. It is a detached 2235 sq ft 3 bedroom townhouse in South Manhattan Beach built in 1999 and located within walking distance to the Strand and downtown Manhattan Beach. Even though Crest is kind of an alley, this is a very good deal at this price. It is listed by an out of area Broker who may not be aware that townhouses in South Manhattan Beach are typically selling for over $1.5M. 1320 12th St Unit C, Manhattan Beach, CA 90266: We like this 2 bedroom 1252 sq ft condo because it is Manhattan Beach at Redondo Beach prices, is set up perfectly for roomates, and will probably sell for at least $5K less. 304 30th St, Manhattan Beach, CA 90266: This one is overpriced for sure and at the other extreme of 1320 12th St, but we like it nonetheless. We figure that eventually the seller or listing agent will come around and get real about the price on this 3 bedroom condo townhouse with killer panoramic ocean views situated at a fairly high spot in the Sand Section and on a walkstreet on North Manhattan Beach. If this one was in South Manhattan with these views we'd "get" the price of $2.049M. Here's a link to all of the homes for sale in the Manhattan Beach Sand Section. 912 10th St, Manhattan Beach, CA 90266: This 4300+ sq ft Single Family Home in the Manhattan Beach Hill Section is situated on a 7500 sw ft lot and boasts 5 bedrooms and 4 baths. It is listed by Shorewood Realtors and we think it is just slightly over priced at $2.69M. It's an amazing home but look for a price reduction on this one. Maybe the agent knows best, there are only 9 homes for sale in the Hill section tight now, but we still think "OP" as in over priced. MANHATTAN BEACH NEIGHBORHOOD GUIDE

If you are new to Manhattan Beach Real Estate you may be wondering what some of the lingo is referring to. Here's the lowdown.

The Manhattan Beach Sand Section refers to the homes located in the area between the Pacific Ocean and Valley Ardmore to the east if you are South of Manhattan Beach Blvd (South Manhattan). North of Manhattan Beach Blvd after about the 500 block you are in the Tree Section.

While all Manhattan Beach Real Estate is very expensive by any standard of measurement, the Sand Section has some of the most expensive homes in the Los Angeles area. The Strand, which is the last block before the sand, is typically the most expensive and as you move further east prices decline (but not by all that much). Also of very high value is any house located on a "Walk Street", those charming pedestrian only no car blocks found running east to west the first 4-5 blocks from the beach. North of Manhattan Beach Blvd, many of the walk streets are on fairly steep inclines creating full and partial ocean views for the lucky few. A subsection of the Sand Section is the Gaslight Section (which is not identifiable in the MLS but the locals and agents well know what this refers to. Remember, these home search results update from the MLS "real time" even if you are reading this blog post months after it is posted. The next most expensive Manhattan Beach Real Estate is the Hill Section, an exclusive enclave of mansions and mini mansions located east of Valley Ardmore and west of Sepulveda south of Manhattan Beach Blvd. There are huge homes located in this area and many have either amazing panoramic ocean views because - you guessed it, you are on a "hill", while others have LA city views and some have both. Not quite as congested as the Sand Section, a lot more exclusive and you can still easily walk to downtown Manhattan Beach or the Strand.

Now comes the hard part for buyers and this is a matter of personal choice. The Tree Section, which is located north of Manhattan Beach Blvd, South of Rosecrans and West of Sepulveda vs East Manhattan Beach which stretches from Artesia Blvd on the south to Marine Blvd on the north and is bound by Sepulveda to the west and Aviation Blvd to the east. Got that? Like everything else real estate in 90266 there are also sub sections of East Manhattan such as Liberty Village, Heights, and Mira Costa (named after the High School). Then there's the "American Martyrs" section of the Tree Section which is also not MLS defined but referred to by the locals.

Lastly, we have Manhattan Village the gated community located just north of Marine Blvd and which has both attached townhouses and single family homes and offers a nice refuge for those wanting to live behind gates (kind of an OC thing). Many sports stars have called Manhattan Village home over the years.
