(Listing agent was owner/seller.) Subject property is a 1742 sq ft 2 bedroom, 1.5 bathroom attached town home (condo) that the seller states was "75+% remodeled in 9/05: new flooring (carpet and slate), lighting, plumbing, windows, appliances, fireplace, exterior, roof, and more. This condo is located on the section of the Strand referred to as El Porto. Shorewood Realtors also represented the buyer who paid all cash.

3216 The Strand, Manhattan Beach CA 90266. Closed escrow on 8/29/2009 for $4,700,000. It was originally listed for sale $5.9M by Shorewood Realtors. The home was on the market for  143 days. The buyer was also represented by Shorewood Realtors and paid all cash. regarding this property, the listing agent commented that the " main home with 3 bedrooms, including a master suite that faces the ocean, updated kitchen, formal dining room, office, den, hardwood floors, vaulted ceilings, and fireplace. 3404 The Strand, Manhattan Beach CA 90266. Closed escrow on 4/30/2009 for $5,350,000. It was originally listed for sale at $7.8M by Shorewood Realtors. The home was on the market for 99 days. The buyer was also represented by Shorewood Realtors and the owner carried to note for the buyer. The listing agent's comments included, "Oceanfront Spanish home & guest villa. 208 The Strand, Manhattan Beach CA 90266. Closed escrow on 4/3/2009 for $6,700,000. It was originally listed for sale at $6.8 by Vintage Real Estate Group..  The home was on the market for 3 days. The buyer was represented by Vintage and paid cash. The listing agent's description was: "Excellent, A+ South Manhattan Beach Interior Strand Home plus income that is a lot value opportunity. Buy this property and the one next door 204 The Strand, MB and you will have the rarest of rare plottages of land (a double interior property) on what will be the best block in the Bay.

Our observation is that none of homes sold since 2009 involved traditional financing. All were either all cash purchases or involved seller financing. This was probably a function of the current extremely tight lending market, particularly as it pertains to super jumbo mortgages where it is almost a given that any buyer will not have a standard credit file that underwriting easily can understand and the reluctance of most institutional lenders to portfolio multi-million  dollar mortgages.

Manhattan Beach Sand Section Real Estate for Sale and Lease

If The Strand is out of your price range or you would like more privacy, but still want to enjoy the walk to the beach lifestyle, ocean views, sand and sun, there are a number of great properties currently available in the Manhattan Beach Sand Section. The Sand Section comprises the streets west of Valley Ardmore below Manhattan Beach Blvd and west of the 500 block north of Valley Ardmore. Many of these streets are walk streets with ocean view homes. You will find both detached and attached condominiums as well as traditional single family homes.
