Manhattan Beach Real Estate: August New MLS Listings

Fifteen new listings have hit the Manhattan Beach MLS since August 1, which obviously means that they are coming on the market faster than they are selling. Expect price reductions on these and others.

List prices for the new inventory range from $699,900 for a 2 bedroom, 1 bath 984 sq ft SFR on a 4900 sq ft lot built in 1947 up to $2,699,000 for a 5 bedroom, 6 bath SFR in the Hill Section built in 2001.

Four of the new lMLS istings are attached townhomes (condos) the rest are single family residences (SFR). Following are the ones we like, ones we don't and some other observations about our favorite topic: Manhattan Beach Realty.

Picks of the Week!

1542 Manhattan Beach Blvd: Stunning Townhome (condo) built in 2006. This back unit condo features an open floor plan 4 bedrooms 4 bathrooms and some views of the city lights, pastoral views to the east. Hardwood floors, Viking Professional stove and refrigerator. Close to shopping, schools and Manhattan Beach's Polliwog Park. We like it because we prefer clean architectural lines and modern design to the usual cookie cutter quasi mediteranean. Per the Assessor, this one measure 2380 sq ft which measn that at the listed price of $1,149,000 you are paying $483 per sq ft for 90266. We believe that it may still be owned by the developer who rented it upon completion but need to verify that information. Worth taking a look at but we'd like to see the price closer to $1.1M due to the proximity to a main street. (Not a short sale or foreclosure.)

309 8th St: We've always liked this one in the Manhattan Beach Sand Section - even when it wasn't for sale! Our idea of  "beach modern". Situated in one of the most desirable South Sand Section locations, this 2002 Built Townhome offers over 2400 sq ft of very open living space. Along with ocean and city view lights, this south facing corner townhome has great curb appeal. The very light and bright interior is just a short walk to the Strand, beach, and downtown. Solid hardwood floors and stairs throughout, custom Plantation shutters, extra large master bedroom and sitting area, plus separate his and her closets. There are two ocean view balconies and a ground level patio. Recently remodeled kitchen includes top of the line stainless appliances, custom "Verrazo" counters plus a dual wine refrigerator. In addition, there is a large ocean view balcony with a bbq, Great room with FP, dining area with ocean and city lights views. Although zoned as a condo, it feels like a single family residence. Nice and nice at this price.

Nice, but not at these Prices!

742 33rd Street: Located in the Manhattan Beach Tree Section, this quality Cape Cod inspired home is truly one of a kind. 3,973 sq. ft. of living space in this tri-level home featuring a gourmet kitchen equipped with GE Professional & Viking appliances, a Formal Dining Room with a two-tiered coffered ceiling & wainscoting, Formal living room and family room plus a multifunctional great room. The property features a spacious and landscaped enclosed front yard, as well as a rear stone patio perfect for entertaining. There is also a 3-car garage, elegant white oak floors, granite and marble throughout, crown molding, designer touches, etc. We like the open feel and the house shows well. We don't like the price, $2,499,000 in the MLS, considering how far north in the Trees it is located. Let's see if it sells or if there are MLS price reductions on the way.

Dazed and Confused - But Possibly Good Deals

5 Coronado and 3 Laguna: We find this very interesting - the foreclsoure REO is priced higher than the standard sale. We think one of these might sell for close to, or if you get very lucky, under $700K. The standard sale is priced at $725,000 and is an end unit Plan 1. The REO has other units on both sides and is priced at $743K. We don't get it. no interior pics at this time so we may do a video in the next day or so. Check back
